From Warehouse to Workplace: Closing One Chapter, Opening Another

Keith Marschel – Project Manager | Des Moine, IA

For more than four decades, the north side of the Des Moines, IA, office functioned as a warehouse for tools and materials. However, through the forward-thinking vision of T Michael Price and Mike Duffy—and fueled by the continued growth of the Des Moines team—the space was reimagined to meet the increasing demand for office space and a growing workforce.

Late last summer, an ambitious office addition project began with the careful removal of tools, equipment, and stored materials from an over 3,200-squarefoot warehouse. What was once a functional storage and work area has since been reimagined to better support the growing needs of both field and office employees.

The clearing of the warehouse space marked the first step in a comprehensive transformation designed to maximize functionality, collaboration, and comfort. Once emptied, the structure became the foundation for a modern office expansion that balances efficiency with employee wellbeing.

The completed addition now includes multiple private offices and open cubicle areas, providing dedicated workspaces that support focus while encouraging teamwork. Several new meeting rooms were also incorporated into the design, offering flexible spaces for team discussions, project planning, and client meetings. These rooms are equipped to accommodate small group collaborations, making them a valuable resource for day-to-day operations. In addition to work-focused spaces, the project placed a strong emphasis on employee comfort, connection, and recognition. A newly added lounge—proudly named the Oliver Lounge—honors David Oliver, who has dedicated himself to the organization as warehouse manager since 1979. This thoughtfully designed space serves as a shared gathering place where both field and office employees can relax, recharge, and connect. Whether hosting informal meetings, enjoying a break, or sharing casual conversations, the Oliver Lounge stands as both a welcoming environment and a lasting tribute to David’s decades of leadership, commitment, and the positive impact he has made across generations of employees.

This warehouse conversion represents more than just an expansion of square footage, it reflects a commitment to investing in people and creating spaces that support productivity, collaboration, and morale. By thoughtfully repurposing existing space, the project successfully transformed an underutilized warehouse into a functional, modern office environment built to meet current needs and support future growth.
